Our research-first philosophy reflects a conviction that the best way to serve clients in a market is to understand it better than anyone else. Chronicle, our research division, produces quarterly market briefings distributed to institutional subscribers across Canada. Intel, our data division, maintains live submarket databases updated continuously.

This is not a brokerage website with a research blog. It is a research firm that happens to be run by a broker. The distinction matters because it shapes every client engagement — we advise from a position of independent market knowledge, not from a position of wanting to close a transaction.

Methodology

Chronicle produces quarterly market reports for Atlantic Canada's commercial real estate submarkets. Reports cover office, industrial, retail, and multi-family sectors, with data updated each quarter.

Data Sources

CBRE, Avison Young, JLL public releases supplemented by direct landlord and tenant surveys. Transaction data draws on public registry records and disclosed closed transactions.

Vacancy Methodology

Total available space (direct + sublease) as a percentage of total inventory for the defined submarket boundary. Physically vacant space only — shadow space excluded.

Cap Rate Methodology

Market average from closed investment transactions in the trailing twelve months. Outlier transactions excluded. Ranges reported when sample size is below 5.

Frequency

Quarterly for major markets (Halifax, Moncton). Semi-annual for secondary markets (Saint John, Fredericton, Charlottetown, Dartmouth).
