Market Summary

Halifax remains Atlantic Canada's dominant commercial real estate market, with approximately 8.2 million SF of total office inventory in the CBD and suburban submarkets combined. The downtown core is experiencing its most significant structural shift since 2014.

Institutional capital remains active on the acquisition side. Pension funds and REITs have been net buyers of Class A office and industrial assets, attracted by cap rates that remain above Toronto and Montreal comparables.

The 2026 outlook is cautious for office, constructive for industrial. The Burnside corridor continues to absorb spec industrial at record pace, while downtown office landlords face a 24-36 month recalibration cycle.
